The figure in the listing is rarely the figure that leaves your account. Anyone acquiring a country estate with pasture and stables in Catalonia should therefore open a second spreadsheet early on: the one for acquisition costs. This article sets out the individual items so that you can build a realistic budget.
Buying an existing finca in Catalonia triggers ITP transfer tax. Since 27 June 2025 a progressive scale applies: 10% up to €600,000, 11% up to €900,000, 12% up to €1.5 million and 13% above that, each rate charged only on the portion within its bracket. Notary, land registry and legal fees come on top.
Why the asking price is only half the sum
With a second-hand property — and practically every older country estate falls into that category — transfer tax is the single largest additional item. In Spain it is a matter for the autonomous regions, and since the summer of 2025 Catalonia has gone its own way. Rural properties add a further complication: a purchase often covers several cadastral parcels with outbuildings that are only partly recorded at the land registry. That creates work — and it is one reason not to treat purchase costs as a flat percentage.
ITP in Catalonia: a progressive scale since June 2025
With Decreto-ley 5/2025, Catalonia switched transfer tax (Impuesto sobre Transmisiones Patrimoniales, or ITP) to a progressive model with effect from 27 June 2025 — instead of a single flat rate there are now four brackets:

How it works is the crucial part: each rate applies only to the portion of value that falls within its bracket, not to the total price. A property priced just above a threshold therefore does not push the whole sum into a higher rate.
A worked example from practice
Take a country estate that changes hands for €800,000:
- The first €600,000 is taxed at 10 per cent, giving €60,000.
- The remaining €200,000 is taxed at 11 per cent, giving €22,000.
Together that produces ITP of €82,000. So work through the scale bracket by bracket rather than applying an average rate. And bear in mind that the taxable base is not automatically the agreed price, but the value that counts for tax purposes.
Reduced rates and the surcharge for grandes tenedores
Alongside the standard scale, Catalonia applies several special rates. Upwards: so-called grandes tenedores — large owners with more than ten residential properties or over 1,500 square metres of residential floor space in Catalonia — face a rate of 20 per cent.
Downwards there are several reliefs, each tied to its own conditions:
- 5 per cent for buyers aged up to 35, with an IRPF taxable base of up to €36,000 and purchase of a habitual residence
- 5 per cent for large families and single-parent families, in each case subject to income limits
- 5 per cent for people with a degree of disability of 65 per cent or more
- 7 per cent for second-hand homes under the subsidised housing regime (VPO)
- 4 per cent or 3 per cent in rural municipalities
That last point matters to animal owners, because many suitable properties sit in precisely such municipalities. Whether a given municipality is covered and whether your purchase meets the conditions can only be established case by case.
Notary, land registry, lawyer and bank: the variable items
Beyond the tax there are costs that cannot honestly be quoted as a fixed percentage. What drives them can be named, however:
Notary (notario). Formalising the escritura pública is compulsory. The workload depends on, among other things, the value recorded, the number of parcels and the length of the deed.
Land registry (Registro de la Propiedad). Registration carries its own fee, depending on the value and the number of units to be registered. If outbuildings have never been registered, a supplementary declaration (declaración de obra nueva) may be required.
Lawyer (abogado). Fees follow the scope of the review, which for rural properties is typically wider than for a city flat.
Valuation and bank. If you borrow, the bank will normally require a valuation (tasación); arrangement fees and costs around the mortgage deed may be added. Depending on the case, a gestoría, a land survey or sworn translations may also be needed.
Reliable percentages can only be given once the property has been examined. Anyone who promises an exact cost ratio before looking at the land registry and cadastre is guessing — not calculating.
NIE number and modelo 600: the formalities
No property purchase happens without an NIE number (Número de Identidad de Extranjero). It is needed for the deed, the tax return and registration of title — apply early, as it is often the time-critical bottleneck.
ITP is declared by self-assessment: via modelo 600 at the Agència Tributària de Catalunya, within 30 working days of the notarial deed. Put that deadline in the diary before the notary appointment takes place.
